Turn equity into your next investment property.

If you've paid down your home loan or your property has grown in value, the equity sitting in it could fund your next purchase — without touching your savings.

We structure investment lending across our panel of 30+ lenders, matched to how you actually plan to build your portfolio — not a one-size-fits-all loan.

“Ronil was recommended to us by a couple of colleagues whom he'd assisted with mortgages. We also found him to be highly effective. He is very attentive and was able to guide us to the most appropriate product, making the process straightforward throughout.

“I would have no hesitation in recommending him to other colleagues and friends.”

How much equity can you actually use?

Equity is the difference between what your property is worth and what you still owe on it. Not all of it is accessible — banks typically lend up to 80% of your property's value, minus your existing loan balance. On a property worth $1,000,000 with a $200,000 loan balance:

  • 80% of the property's value = $800,000
  • Minus the loan balance = $800,000 − $200,000
  • Usable equity = $600,000

In some cases you can borrow beyond that 80% mark by taking out Lenders Mortgage Insurance (LMI). Read more in our guide to using home equity to buy an investment property.

Weigh the upside against the risk.

Leveraging equity to invest can be a powerful way to build a property portfolio without selling what you already own — but it's not right for every situation.

What it can offer:

  • Capital to grow a portfolio without touching your savings
  • Potential capital growth across multiple properties
  • Tax advantages through negative gearing and depreciation, depending on your circumstances

What to weigh up:

  • Increased debt spread across more than one property
  • Greater exposure to interest rate changes on a larger total loan
  • Cash flow pressure if rental income falls short of expectations

This is general information, not personal financial advice — we'd always recommend pairing it with advice from your accountant or financial adviser before committing.

Why use a broker for investment lending?

Every lender treats rental income, equity and existing debt differently when assessing an investor's borrowing capacity — and the gap between lenders can be the difference between buying your next property this year or waiting another two.

At Coin Capital, we've spent over a decade structuring lending across 30+ banks and lenders, matching investors to the policy and loan structure that actually supports their strategy.
